The remote boat- in camp is located 25 miles by water from the nearest town (Perrault Falls) and is the only camp on the lake. The location is scenic and untouched. The cabins, outbuildings, lodge, shop, icehouse and boathouse/workshop sit on 3.5 acres surrounded by crown land. There is not another building or resort within 10 miles of the camp. Wine Lake Camp is the only camp on the lake. The closest town of any real size (Dryden, Ontario population 8,000) is two 1/2 hours away where supplies are readily available. The lodge is a mere 180 miles north of the US border with guests crossing at International Falls, Minnesota.

The main lodge property is strategically situated on the north shoreline of beautiful Wine Lake, facing southeast. The camp is protected from north and west winds by trees. The lake is 9 miles long, running north and south. It is large enough to fish almost all day without seeing many others. It is small enough, that on a windy day, boats can still find a secluded bay to fish in.

For those who enjoy venturing away from camp guests can travel through winding tributaries into several other connecting lakes and river systems such as: Anishinabi, Beaver, Turn Around, Mud, Ghost, Wabaskang, Halverson, Tipover, and Duck Lakes.

You may not feel the need to go anywhere as the camp is the only one on Wine Lake. Excellent fishing is just five minutes away! If guests want to experience even more remote areas, fly-out charters can be arranged leaving from the dock to other secluded lakes. Boat caches are available on five different portage lakes for exciting day trips.

The natural resources upon which the resort makes it's money have been sustainably managed for over 15 years to create a high yield fishing experience. Because of a tougher than normal vigilance and conservation education program, the catches on Wine Lake outshine most lakes in the area. The catch and release policy adopted by guests of Wine Lake Camp over the last 15 years is more stringent than what the MNR requires (absolutely no trophy size fish of any species are kept). The MNR categorizes Wine Lake as a trophy walleye lake. Predominant game species of fish are Trophy Walleye, Northern Pike, Lake Trout & Perch. Wine Lake Camp has Shares in the Moose Tag system and sports 2 Bear Management Areas. Wine Lake Camp has 26 shares in the moose tag system and they are one of the larger holders of shares in WMU #5. Because they choose to offer Archery Hunts instead of Gun hunts, each Bull moose tag which we are assigned can be converted by Wine Lake Camp into two archery bull moose hunting trips with tags. Some years, the camp has also been allotted a cow tag which can also be converted into two archery tags.

Of the two bear management areas, one is located directly around Wine Lake (DR-05-41) and consists of approx. 30 square kilometers.
The other bear management area which is north and west of Wine Lake (RL -05-145) is approximately 46 square kilometers in size.

REVENUES:
The majority of the businesses revenues come from fishing packages (cabin, boat, motor, and gas). The season begins in early May and runs until the end of September. Packages start at $825 (US) per customer. Other revenues are generated from incidentals such as motor upgrades, souvenirs, boat seat rentals, live bait, and a few moose and bear hunting packages in the fall. . Wine Lake Camp has an average return customer rate of approx. 85% and seasonal occupancy rate over the past 5 years has averaged 86%. The business has maintained these high occupancy rates while implementing an average 5-15% rate increase annually. Wine Lake Camp employees two people each season to assist the owners with the operational aspects of the business.
The cash flows are impressive each year.

Infrastructure:

Let's start with the Mainland home/cottage located on Wabaskang Lake. This is a drive to property and is on the hydro grid. This modern two bedroom home is known as the "Eagles Nest & sleeps up to six. The Eagle's Nest is located 1/4 mile off Hwy 105 at Perrault Falls, Ontario. (Accessible by Car) and includes a laundry/mud room with washer and dryer, extra large kitchen with dishes and cooking equipment, dishwasher, microwave, island countertop with three bar stools, sink, electric stove, refrigerator/freezer and lots of storage in kitchen cabinets, oak dining table with five chairs, desk and chair, loveseat, sofa sleeper, recliner, coffee table, end tables, entertainment center with TV and DVD/VHS player, lamps, two twin beds and chest of drawers, queen bed with chest of drawers and night stand, full bath, deck overlooking Perrault falls with table and lawn chairs, sunshade, picnic table and charcoal grill. The Eagles nest is approx. 1200 sq. ft. There is a fixed and a floating dock at the water's edge with a concrete boat launch. Also included is a 14' X 24' detached garage & an 8' X 11' storage shed. Everything is in "move-in" condition. The guests at Wine Lake Camp park and stage their trip from the Eagles Nest Property.

Located on the Lodge property are 8 cabins, owner's home/gift shop/lodge, boat house, ice house, shower house, fish house, and outhouses are extremely well-maintained; they are either newly built or refurbished. A new owner won't need to invest much money into the camp in order to sustain the current excellent level of maintenance over the next many years. The current owners have done that work. The rental motors are all 1-4 years old. Rental boats are all 1-15 years old.

The 2100 square foot main Lodge features an inviting north woods seating area with gift shop/tackle shop, nice wood furnishings and a granite fireplace and hearth. The newer, attached log owner’s dwelling (approx. 1200 sq. ft.) includes a spacious kitchen with eat-in dining and propane appliances, a large dining room with Elmira wood cook stove, family room with large picture windows overlooking the peaceful lake, and four bedrooms in the second story. Very nice owner's comfort here.

There are a total of eight guest log cabins scattered along the rocky shoreline. The four larger one-room cabins, with screened in porches and decks, can accommodate 6-8 guests each. Two medium-sized cabins can accommodate 4-6 guests, and two smaller cabins can house 2 guests each. Two of the smaller cabins have been used for staff accommodations, but could easily be used as rental units. With total accommodations for 35- 40 guests, each beautiful log cabin is appointed with high quality log furniture. The uniqueness of wood stoves and ice from the lake add to the historical reality of life in the north woods throughout the last century. The grounds are immaculately maintained with flower gardens throughout the property.

Additional infrastructure improvements on the property include: a large walk-in pantry, laundry room, fish cleaning building, 400 sq. ft. boat house & workshop, central shower house, seven incredibly well-appointed characteristic outhouses decorated with cartoons, and a unique 500 sq. ft. ice house.

There are many stationary and floating docks located on a protected bay with a nearby swimming area, and hiking trails behind the camp.
